Smart modernization and implementation using the example of the Burgfriedsiedlung Hallein

Multi-storey urban housing estates in open construction, which were built throughout Europe in the 30s and 80s, contain a lot of potential for improvement and redensification, which is often not used. Problems are in particular the insufficient energetic standard, the noise and pollution caused by increasing traffic, the demographic aging of the settlement, the necessary adaptation to today’s residents interior needs, as well as the coverage of future housing needs such as barrier-free housing.

The overall goal of the project is to combine technical and social innovations and thus create added value. To this end, two demonstration buildings are to be implemented in the Burgfriedsiedlung in Hallein in the form of minimally invasive renovation and single-storey redensification in timber construction. The Smart Cities demo project “Wohnen findet Stadt!” combines the latest technologies from the fields of noise protection, construction and building services engineering with requirements from the areas of mobility, energy, infrastructure, open space and demography, with the involvement of the residents.

A special innovation is the use of a multifunctional facade, which includes an intelligent new combination of building component activation and sound absorber. The measures implemented in the demo project will be subject to an intensive monitoring process, particularly with regard to the behavior of the facade. The complex interactions resulting from the holistic approach of the project will also be evaluated – especially in the area of conflict between noise reduction, open space design and mobility. The residents will be involved in the project through workshops, information evenings and perception walks to ensure acceptance of the measures.

The project serves as a prototype for further realizations of minimally invasive smart building modernizations, including the living environment.
